La riduzione dei consumi energetici è diventata un obiettivo sempre più importante per le famiglie e le imprese. In questo articolo vedremo come la tecnologia può aiutare a migliorare l'efficienza energetica delle nostre case e degli edifici.

L'opzione di cessione del credito o sconto in fattura prevista dall'art.121 comma 1-bis del Decreto Rilancio si applica a ciascun stato di avanzamento lavori (SAL) per interventi di efficienza energetica.

Cos'è un SAL?

Un SAL (Stato di Avanzamento Lavori) è un'importante valutazione dei progressi nei lavori di ristrutturazione casa, tenendo conto di fattori quali l'efficienza energetica e le misure di sicurezza antisismica.

I SAL per il Superbonus non possono superare due per intervento, e ognuno deve riguardare almeno il 30% dell'intervento stesso. Il decreto-legge 11/2023 prevede che solo i soggetti con iter autorizzativo comunale (CILAS, CILA, SCIA o Permesso di costruire) avviato prima del 17 febbraio 2023 possano beneficiare dello sconto in fattura e della cessione del credito.

Interpello n. 538 e il Calcolo del 30%: Guida alla Detrazione Fiscale per SuperEcobonus e SuperSismabonus

Per calcolare il 30%, secondo l'interpello n. 538 del 09/11/2020, bisogna far riferimento all'ammontare complessivo delle spese relative all'intero intervento, non all'importo massimo di spesa ammesso alla detrazione. Nel caso di interventi che ricadono nel SuperEcobonus e nel SuperSismabonus, il calcolo del SAL minimo considera separatamente gli interventi complessivi di efficienza energetica da quelli antisismici.

In pratica, potrai considerare fino a 6 SAL (3 SAL SuperSismabonus e 3 SAL SuperEcobonus)

Considerazioni sul raggiungimento del 30% delle spese totali per interventi trainanti e trainati

Le spese relative agli interventi trainanti e a quelli trainati vanno considerate insieme per raggiungere il 30% del costo totale.

Gli oneri professionali, come quelli dei tecnici, sono considerati tra le spese detraibili e concorrono al raggiungimento del 30%. Nel SAL, la sola fornitura dei materiali non può essere conteggiata per il raggiungimento del 30% dei lavori.

Modalità di dimostrazione del raggiungimento del SAL e del Superbonus 110%

Per dimostrare il raggiungimento del SAL, è sufficiente una dichiarazione sostitutiva di atto notorio del direttore dei lavori, trasmessa via pec all'impresa e al committente. Nel caso di SuperEcobonus, è necessario inviare sia l'asseverazione Enea che la dichiarazione sostitutiva di atto notorio. Infine, nel calcolo del 30% è possibile includere anche il costo delle opere ricadenti in altri bonus, ma non è obbligatorio per le persone fisiche.

Risorse utili - Superbonus 110%

Uno strumento molto utile per verificare la tenuta termica dell'edificio e individuare eventuali dispersioni di calore è il blower door test. Per ottenere una mappatura tridimensionale degli ambienti, invece, è possibile utilizzare il laser scanner per rilievo architettonico, che consente di effettuare un rilievo laser scanner preciso e dettagliato, anche in caso di interventi su edifici storici o di pregio.
